Steel frameworks are usually considered the backbone of any modular construction building. Nevertheless, the flooring quality is equally essential for occupants and workers inside. Nowadays, a modular unit must utilize a wide range of high-performance materials to support a healthy, secure, and durable environment. Among these products, the Magnesium Oxide (MGO) board plays a crucial role. The article is about how prefabricated K-type dormitory MGO floorings have become the standard of safety and durability for prefabricated dormitories, thus displacing the traditional timber solutions.
I am a Senior Project Manager at ZN House. My record shows an accumulation of more than 7 years of expertise, specializing in modular material engineering and workforce housing safety. Through my career, I have been choosing parts that are capable of withstanding the deterioration caused by fast deployment and heavy industrial use. I have had the opportunity to personally witness the impact of the right flooring on the structural integrity of a project - even in situations when the other materials have failed, during the installation of several thousand square meters of flooring in different climatic conditions all over the world.

Magnesium Oxide board is a non-insulating mineral board product manufactured in a factory. It's made of a combination of magnesium oxide, magnesium chloride, and water, strengthened with a glass fiber mesh. Unlike plywood or OSB, it doesn't contain any organic solvents or toxins.
We have specified the use of 16mm thick MGO board in our technical configurations. This particular thickness is designed to be the distance between the lower 8# C steel beams. It offers a stiff surface, which helps to get rid of the "bouncing" or "creaking" feeling that is usually associated with cheap temporary site housing.
The floor in modular dorms needs to serve as a passive fire suppression component. The MGO flooring at ZN House is categorized as Class A1 Non-Combustible. MGO board serves as a thermal heat shield in contrast to plywood, which feeds a fire. The material provided occupants with crucial egress time while maintaining structural integrity in standardized testing (ASTM E136).

Traditional wood-based floors in modular units tend to rot or swell in humid environments. MGO board does not absorb significant moisture, and thus it is not a source for the growth of mold or mildew. This makes it the perfect choice for modular interiors in tropical or damp, coastal regions where humidity levels are high throughout the year.
Even though it's relatively light in weight, the 16mm MGO board is very resistant to impacts. It can also very easily take the concentrated weight of heavy bunk beds, lockers, and high-frequency foot traffic of a busy construction site camp or mining dormitory. The 16 mm Magnesian Board has a uniform live load capacity of 2.5 kN/m2 and a concentrated dead load capacity of 1.8 kN, which is more than enough to meet AS/NZS 1170.1's requirements for a Residential Category A dormitory.

The effectiveness of the flooring is determined by how well it is integrated with the hardware. The boards are fastened to the bottom timber (C804015*1.3) with high-strength self-tapping screws. This makes the floor a diaphragm that plays a part in the lateral stability of the whole modular unit.

Problem & Solution: Previous projects used plywood that rotted within months as a result of ground moisture. I decided to go for a K-type house MGO flooring system for the whole camp. Over a two-year project period, zero reported failures across the 24-month deployment. Post-monsoon inspections showed a linear expansion of < 0.08%, confirming the MGO board’s dimensional stability in 90% relative humidity.

Is the MGO board environmentally friendly?

Can I install different floor finishes on top of the MGO board?
MGO boards are great, it is a simple and cost-effective way to provide a perfectly flat, stable surface for PVC, laminate flooring, or even ceramic tiles, depending on the aesthetic and functional requirements of the project.
Does the MGO board require special maintenance?
When installed with Sealed PVC Finish, MGO Falo provides a 15+ Year Kulawa-free service life (Due ku being resistant to rot ko termite damage). Timber alternatives require treatment approximately every 2 years.
