My involvement in a specialized modular housing project is direct by April 2026 in Kunshan. This modular housing scheme exemplifies how prefabrication can solve complex logistical problems.
The Challenge:
The client was looking to construct a multi-storey, high-density dorm to accommodate 300 people on an extremely soft site with a maximum occupancy of 60 days. The time required to cure the concrete foundation made traditional concrete construction unsuitable because of the urgency to provide this type of housing.
The Solution:
My team developed a T-type prefabricated house using a dual T-beam structural system to resolve this situation, allowing for larger spanning widths to be realized and reducing the total weight of the building to accommodate the conditions created by the site's soft soils. Acting as Project Manager, I was able to achieve concurrent development of the site and manufacture the modular units at the factory. Pre-plumbed sanitary modules and "plug-and-play" electrical systems were used to assist in the construction process. By the 45th day of the project, the structure had been entirely completed, ready for occupancy, and all aspects of the structure met fire safety codes, were insulated, and were comfortable to live in. The structure exceeded the client's original sustainability KPIs.
Is a prefab house considered a "permanent" structure?
Prefab homes can usually be found in temporary locations; however, some manufacturers now use heavy-duty galvanized steel and durable steel cladding in the prefabricated homes produced today, which provides a permanent structural design life of 20 to 25 years or longer. When properly anchored to a concrete foundation, prefab homes will provide the same durability as conventional residential buildings.
How does the cost of a prefab house compare to a shipping container home?
Prefabricated houses are generally a better value than using a recycled shipping container for a home. Recycled containers have to be modified significantly for insulation and ventilation. Prefabricated houses are created specifically for living in, which should mean lower costs for maintenance and energy over time.
Can I customize the layout of my prefab house?
